How a strategic partnership with Round Hill Capital is helping to fuel growth

The client

Round Hill Capital are 5mn in size, and are a vertically integrated investment manager focused on the accommodation sector. They are headquartered in the UK, operating across Europe and the US.

They have an off-market and nimble investment model based on macro driven investment strategies and local knowledge, aiming to enter frontier markets to exploit first move advantages. Our services to the client included M&A initially and now we provide legal, corporate and accounting services to real estate development.

Their challenge

To support its growth and entry into new markets, Round Hill Capital was looking to partner with a firm that had a scalable platform. There was a need for specialised systems, and a desire for excellent service continuity both for their clients and their investors.

The partner needed to have a proven track record in real estate with a strong team of people in place. In essence, Round Hill Capital wanted a strategic partner to fuel forward momentum for the firm.

Our solution

Intertrust Group signed a strategic agreement with Round Hill Capital in which we acquired the legal, corporate and accounting services team of a subsidiary of the global firm. The deal underscored the ambitions of both firms to growth in the real estate sector, and a commitment to tech-enabled fund services.

The integration was complete in March 2020, with 30 of Round Hill Capital’s employees moving to Intertrust Group to help the company to transfer certain existing contractual arrangements and benefit from immediate cost savings. The deal also saw us take on more than 25 investment and joint venture structures from Round Hill Capital.

We were chosen because of our size, global footprint, our desire to be seen as a serious scale player in the real estate sector, and our use of technology to do all of this. Investments in the latter both now and in the future will help to make the real estate practice’s processes much more efficient. For example, we’ve already invested in Yardi’s property management systems, digital signatures, and automated KYC, payments and investor documentation processes, meaning that Round Hill Capital immediately benefits from our scalable investment into technologies.

Together, Intertrust Group and Round Hill Capital continue on our strategic paths of growth, with eyes firmly focused on new markets for real estate investments.
